A pre-listing inspection can increase your marketability and make the transaction smoother by identifying defects that a buyer’s inspector will find later. This allows you to repair or disclose these items as you choose and prevents them from becoming negotiating points after a contract is signed. It also gives you time to find reasonably priced contractors without the pressure of a closing deadline. A pre-listing inspection can reduce your liability by adding professional supporting documentation to your disclosure statement.
We also have a complete moving package for sellers that gives a 25% discount on your purchase inspection if we did a pre-listing inspection on the home that you just sold.
The inspected areas of a home/building will consist of all of the major visible and accessible electro-mechanical systems as well as the major visible and accessible structural systems and components of a building as they appeared and functioned at the time and date of the inspection. Pre-Offer Inspection More common in competitive real estate markets with multiple offers, this preliminary, information-only inspection evaluates a home’s major systems and any potential issues, giving home buyers the information to make an informed decision on whether to place an offer on a property. This inspection takes 2 to 3 hours to complete and will provide you with peace of mind in knowing that the unit is sound.
Duplex/Multiplex Inspection We provide comprehensive inspections for multi-unit properties (duplexes, multiplexes, etc.). Similar to a full home inspection, this inspection reviews all visual aspects of the individual units of a property, as well as all shared major systems and structural components.
Manufactured/Mobile Home Inspection There are many aspects of manufactured and mobile homes that differ from a permanent residence. Similar to a home inspection, this inspection reviews all visual aspects of all major systems and structural components of the home, as well as items specific to these types of homes including proper bracing and/or anchoring, permanent bolt-on systems and any towing, axles, or vehicular features.

People sometimes ask why inspect a brand new home? You might be surprised at some of the things we find during new construction inspections. Most of these items are simply oversights resulting from hectic construction schedules and coordinating different tradesmen at the jobsite. Most homebuilders today are turning out quality, well built homes. However, mistakes are sometimes made and it never hurts to have someone looking out for your best interest. We provide quality of workmanship inspections and construction draw inspections for banks as well as home buyers who are interested in double checking the "punch list" before occupancy or before their builders warranty expires.
